All More Bang for Your Buck

Everybody knows buying a house in south florida can be very expensive. But wouldn't it be nice to make an extra ten or twenty thousand dollars the next time you sell your home. Well in tonight's more bang for your buck, we're going to show you how to become your own real estate agent.

(WSVN) -- Donald Trump - forget about it.

Just ask Stephane Dupont, you don't have to be a real estate tycoon to earn real savings.

Stephane: "We saved over five thousand dollars by doing this."

What he did was eliminate the middle man. Stephane tried selling his home solo.

Stephane: "We were looking to buy a new home and every dollar counts and the more equity i could pull out of our current home, the more equity i could invest in our new home."

Think about it.

Let's say you sell your house for $300,000 dollars.

If you hire a real estate agent, they're gong to take a cut of $18,000 dollars.

Scott Eckerd: "A typical real estate commission would be six percent on a two or three thousand dollar home. six percent is a lot of money."

Scott Eckerd of buy owner has helped sellers for over 20 years.

He says the trick to a successful sale starts with making sure the price is right.

Scott: "The way to get the best price is to first analyse and figure out what it's worth. Price it in the ballpark that's going to make sense."

To do that, have your place appraised and researach the cost of similar homes sold in the area.

Scott: "A lot of people are coming up and they know things are in demand and they are offering full price just to make sure they get the house."

Next, put an emphasis on advertising. Go beyond newspapers and street signs.

Today 40 precent of buyers look online first, so it's important to post pictures on the net.

Scott: "You should probably plan three to six months to get the process done, but be prepared to have it happen sooner."

Also, consider joining a muliple listing service.

It's database all realators can access. Then when prospective buyers are interested, you can set your own appointments.

Scott: "Marketing is the most important element."

Stephane should know.

Selling his home required more time and more work, but he also made more money.

Stephane: "It worked extremely well for us and it paid off in the long run."

Another tip, when you find a buyer, hire an attorney to review all contracts.
